The gap we fill

Medium-term stays are the hardest to find in CDMX

If you need a furnished place for one to six months, you're often stuck between two bad options. Airbnb is built for nights and weekends — not a quarter or half-year as your home base. Traditional rentals want 12-month minimums, a Mexican fiador, and a póliza de arrendamiento. Nomad Pads offers inventory many medium-term renters can't access elsewhere — furnished, vetted, 30-day minimum stays with extensions when owners allow. If we don't have a fit, we'll find one for you.

Airbnb & short-term

Nightly pricing adds up fast. Listings aren't set up for a real desk, stable wifi, or monthly budgeting. Hosts can cancel or change terms mid-stay.

Our approach: Fixed monthly rent on a proper lease — typically cheaper than Airbnb for 30-day+ stays.

Traditional market

Agents and landlords routinely require 12-month contracts, a fiador, and rental insurance (póliza). Most nomads and expats don't qualify.

Our approach: No fiador, no póliza, no credit checks — just ID, first month's rent, and a one-month deposit.

Nomad Pads

You need 1–6 months furnished in Roma, Condesa, Polanco, or nearby — move in within days, extend if plans change.

Ask about dates, pricing, and amenities directly on the listing. We pass your contact information to the property owner so they can confirm availability.

Simple move-in requirements

To book, you only need a valid ID, first month's rent, and a one-month refundable deposit. No fiador, no póliza, no Mexican credit history.

30-day minimum stays, typically up to 6 months — extensions may be available depending on the property owner. You receive a bilingual lease before you sign.

Pay first month and deposit via bank transfer, Wise, or Revolut. Nomad Pads charges a 10% service fee on the total lease value, paid separately — still typically cheaper than Airbnb for medium-term stays.

Frequently asked questions

I'm on a tourist visa (FMM). Can I still rent?

Yes. Tourist visa holders are welcome. CDMX does not require residency to rent. Many of our tenants are on 180-day tourist visas. Always follow Mexican immigration rules for your stay length.

Do you run credit or background checks?

No. We do not run credit checks or background checks on tenants for our partner properties. To move in you only need a valid ID, first month's rent, and a one-month refundable deposit.

What do I need to move in?

Only three things: a valid ID (passport or government ID), first month's rent, and a one-month refundable deposit. No fiador, no póliza, no Mexican bank account required.

What lease lengths do you offer?

30-day minimum stays, typically up to 6 months. Extensions may be available depending on the property owner — we'll confirm before you sign.

What is the Nomad Pads service fee?

We charge a 10% service fee on the total lease value, paid separately from rent and deposit. This covers owner coordination and lease support. For medium-term stays, the total is still typically cheaper than Airbnb.

What are my payment options?

We accept USD or MXN via: international bank wire, Wise, Revolut, or Mexican SPEI. Rent is due on the same date each month.

What happens if I need to leave early?

Most leases run 1–6 months initially, with the option to extend. Notice and any early-exit terms are spelled out in your contract — if your plans change, we discuss options case by case.

Is the apartment registered? Will I have a proper lease?

Yes. You receive a formal bilingual contrato de arrendamiento. Nomad Pads facilitates onboarding; the lease is between you and the property owner. Nomad Pads Operations SAPI de CV is registered in CDMX.

What utilities and services are included?

All apartments include high-speed internet, electricity, water, and gas in the monthly rent. A/C and in-unit laundry vary by property — ask when you inquire. Cleaning is available at additional cost on request.

Can I extend my stay?

Yes. After your initial 1–6 month term, you can extend with 15 days notice before the current term ends. Same rate unless market conditions require an adjustment, communicated 30 days in advance.
